Buying guide

How buying anew launch works.

Seven steps from your first enquiry to collecting the keys, what each one costs, and where we help. Plain language, no jargon.

Step by step

From enquiry to keys.

Under the Housing Development Act, new-launch sales use the government's standard Sale and Purchase Agreement, which protects buyers.

  1. 01

    Shortlist and check your loan

Tell us your budget and must-haves. We run a free debt service ratio (DSR) check so you know roughly what a bank will lend before you visit.Have ready: IC, last 3 months' payslips, EPF statement and recent bank statements.

  2. 02

    Visit the sales gallery

See the show unit and site model, compare layouts, facing and floor levels, and ask about car parks and maintenance fees. A registered negotiator meets you there.

  3. 03

    Pay the booking fee

This reserves your unit and counts towards the downpayment. The amount varies by developer.Ask whether it is refunded if your loan is not approved, and get the answer in writing.

  4. 04

Sign the SPA and pay the downpayment

The Sale and Purchase Agreement follows the statutory form: Schedule G for landed homes, Schedule H for strata. The downpayment is usually 10% of the price, less the booking fee.

  5. 05

    Sign the loan agreement

Your bank's lawyer prepares the loan agreement. The bank then pays the developer on your behalf as construction progresses.

  6. 06

    Progressive payments during construction

The bank releases money as each construction stage is certified by the architect. You pay interest only on the amount released so far.Buying a completed home? There are no construction stages: the bank pays the balance in one go and you get the keys once the payment is made.

  7. 07

    Vacant possession and keys

You collect the keys when the home is complete. A 24-month defect liability period follows: report defects and the developer must repair them at no cost to you.

FAQ

Questions buyersask us most.

Can't find yours? Ask an advisor.

Is your service free for buyers?

Yes. Developers pay our fee. You pay the developer's price and nothing extra to us.

Will I pay more than buying from the developer directly?

No. You get the developer's own price list. We also help you compare launches and check your loan before you commit.

What is DSR?

Your debt service ratio is the share of your monthly income that goes to loan repayments, including the new home loan. Each bank sets its own limit, so we check it with you before you visit.

Can foreigners buy these projects?

Foreigners can buy above a minimum price set by each state, with state consent. Tell us your nationality and we'll confirm which units qualify.

How fast will you call me back?

Usually within minutes, between 9:30am and 6pm. Enquiries outside those hours are returned from 9:30am the next working day.

What happens to my personal data?

We use it only to handle your enquiry, and for launch news only if you opt in. We never sell it. Reply STOP to any message to opt out. Read our Privacy Notice.
