The rules for using this website, and what you can rely on.

1. About these terms

This website, maxxanproject.com, is run by Maxxan Realty (1240851-D), Lot 8, Lorong Teknologi A, Taman Sains Selangor, Kota Damansara, 47810 Petaling Jaya, Selangor ("we", "us"). By using it, you agree to these terms. If you do not agree, please do not use the website.

2. Our role

We are a real estate agency. We market residential projects on behalf of their developers. We are not the developer of any project shown on this website.

When you buy a property, your booking form and sale and purchase agreement are with the developer (or the seller), not with us. The developer is responsible for the property, its construction, completion, title and defects, under its own terms and the law.

3. Property information

  • Project details, prices, sizes and floor plans come from the developers. We update them regularly, but they can change without notice.
  • Prices are indicative. "From" prices are the lowest available price at the time of publishing.
  • Images and artist's impressions are for illustration only. Sizes are approximate.
  • The developer's licence and advertising permit details are shown on each project page.
  • Nothing on this website is an offer or a contract. Please confirm the details with us and with the developer's official documents before you commit.

4. Calculators and loan eligibility checks

The loan, stamp duty and legal fee calculators give estimates only, based on the figures you enter and the rates we know at the time. The loan eligibility check with our advisors is an indication, not a loan approval: only a bank can approve a loan. Nothing on this website is financial, legal or tax advice.

5. Enquiries, visits and payments

  • When you send an enquiry, please give accurate details, and only your own or details you are allowed to give us.
  • Gallery visits are subject to availability. We will confirm your appointment with you.
  • Booking fees and other payments are made under the developer's booking terms. Only pay into accounts named in the developer's official documents, and ask for an official receipt. If anyone asks you to pay into a personal account in our name, please contact us first.

6. Acceptable use

You must not:

  • use the website for anything unlawful, or send an enquiry in someone else's name without their permission;
  • send spam or automated submissions, or copy ("scrape") the website's content or data by automated means;
  • try to get into parts of the website or our systems you are not allowed to access, or interfere with their security or operation.

We may block access or ignore enquiries that break these rules.

7. Intellectual property

The content of this website, including text, design and our logo, belongs to us or to the developers and others who license it to us. Developer names, logos and project names are their trademarks. You may view and share pages for your own personal, non-commercial use. Please ask us before using any content in any other way.

8. Links and other services

This website links to and embeds services run by others, such as WhatsApp, Google Maps, social media and developers' websites. They have their own terms and privacy policies, and we are not responsible for their content or how they work.

9. Availability

We try to keep the website available and accurate, but we do not promise that it will always be available or free of errors. We may change, suspend or withdraw any part of it.

10. Our liability

To the extent the law allows, we are not liable for any loss arising from your use of this website, or from relying on its content without confirming it with us and the developer, or for any indirect or consequential loss. Nothing in these terms limits any liability that cannot be limited by law, or your rights as a consumer, including under the Consumer Protection Act 1999.

11. Your personal data

Our Privacy notice explains how we use your personal data, and Data deletion explains how to ask us to delete it.

12. Changes to these terms

We may update these terms. The date at the top shows the latest version, which applies from the date it is published.

13. Governing law

These terms are governed by the laws of Malaysia, and the courts of Malaysia have jurisdiction over any dispute.
